Legal Notice

         The Beaver Borough Zoning Hearing Board will meet on August 31, 2026 at 7:00 PM at the Beaver Borough Pool House and Civic Center located at 700 Buffalo Street, Beaver, PA 15009. The meeting is scheduled to hear the following:

  • Request from Stalwart Settlement Services to use the 1st floor of the building located at 250 College Avenue in the R-1 zoning district as a title insurance company. The 1st floor of the building is currently vacant. Prior to vacancy, the 1st floor was used as a legal nonconforming medical office.  Zoning ordinance section 1707.1.B.1.e states “A non-conforming use may be changed to a second non-conforming use provided that an application for the second use is filed with the Zoning Hearing Board and the Board finds that the proposed use is more compatible, in terms of noise, lighting, traffic, environmental and other impacts, with the uses permitted in the zoning district than the preceding nonconforming use.”  The application for the second non-conforming use was filed.
  • Request from Stalwart Settlement Services to erect a free-standing ground sign not to exceed 6 square feet to advertise Stalwart Settlement Services at 250 College Avenue in the R-1 zoning district. Regarding zoning districts R-1 and R-2, zoning ordinance section 1602.1.H.2.c. states “Only one of the following signs (including free-standing ground sign) may be installed solely in connection with bed and breakfast businesses, group residential facilities, day care sites, churches, and multiple family dwellings of four or more units.” The variance request is for advertisement of Stalwart Settlement Services.
  • Request from Vicki Langietti to use the 1st floor of the building located at 219 Third Street in the GCE zoning district as retail. Zoning ordinance section 1102 does not identify retail as a permitted, conditional or use by special exception in the GCE zoning district.  The variance request is to use the currently vacant 1st floor of 219 Third Street as retail.
  • Request from The Brown Dog Sign Company to erect a free-standing monument sign containing 46 s.f. at 701 Fifth Street in the R-2 zoning district. Regarding zoning districts R-1 and R-2, zoning ordinance section 1602.1.H.2.c. states “Only one of the following signs (including free-standing monument sign) may be installed solely in connection with bed and breakfast businesses, group residential facilities, day care sites, churches, and multiple family dwellings of four or more units.” Section 1602.1.H.2.c.2.b identifies that free-standing signs shall not exceed six square feet in area.  The variances requested are to advertise businesses not identified above and for exceedance of the maximum sign area.
