Legal Notice

The Beaver Borough Zoning Hearing Board will meet on July 30, 2025 at 7:00 PM at the Beaver Borough Municipal Building located at 469 Third Street, Beaver, PA 15009. The meeting is scheduled to hear a request from David Deluco (applicant) for variances to allow a residential development containing 6 single family dwellings located on vacant land known as tax parcel no. 16-004-1602.000 on Corporation Street at the intersection of Sassafras Lane in the R-1 zoning district. More specifically, the following variances from the Beaver Borough Zoning Ordinance were requested:

  • The proposed subdivision for the residential development depicts dwellings to be subdivided along the centerline of party walls that will result in side yard setback distances of 0 feet. The minimum side yard setback distance in the R-1 zoning district is 5 feet (section 405.4.A). The applicant is requesting a variance from section 405.4.A for relief from the minimum side yard setback distance.
  • The proposed subdivision for the residential development depicts lot widths that are less than the minimum lot width of 40 feet in the R-1 zoning district (section 405.2). The applicant is requesting a variance from section 405.2 for relief from the minimum lot width.
  • The proposed subdivision for the residential development depicts lot areas that are less than the minimum lot area of 4000 s.f. in the R-1 zoning district (section 405.1). The applicant is requesting a variance from section 405.1 for relief from the minimum lot area.
