Legal Notice

The Beaver Borough Zoning Hearing Board will meet on September 18, 2025 at 7:00 PM at the Beaver Borough Municipal Building located at 469 Third Street, Beaver, PA 15009. The meeting is scheduled to hear the following:

• Request from Stalwart Abstract, LLC to use the 2^nd floor of the building located at 250 College Avenue in the R-1 zoning district as a title insurance company. The building is currently used as a legal nonconforming medical office.  Zoning ordinance section 1707.1.B.1.e states “A non-conforming use may be changed to a second non-conforming use provided that an application for the second use is filed with the Zoning Hearing Board and the Board finds that the proposed use is more compatible, in terms of noise, lighting, traffic, environmental and other impacts, with the uses permitted in the zoning district than the preceding nonconforming use.”  The application for the second non-conforming use was filed.
• Request from Waymaker Wealth Management to erect a building sign for a 2^nd floor business on the commercial building located at 455 Third Street in the RC-1 zoning district. Section 1602.1.H.6.b.1 states “Only one building sign is permitted per first floor business.  Upper floor business may only have either one window or projecting sign.” The applicant has applied for a variance from section 1602.1.H.6.b.1 to permit a building sign for a 2^nd floor business.
